If you were one of the people who thought that month after month of sales increases couldn’t last forever, then the April MLS report proved you right. Sales were flat (up fractionally) compared to last year, but that lower supply of homes also continued to push sales prices into new territory. While there are obviously areas in town with lower inventory than others, it is important to remember that all real estate is (hyper)local, so not every neighborhood market is as tight as every other market. Prior to being elected to the executive committee of the board of directors, I was elected as a director. It was during this time that I saw what tremendous work HAR does for our members and the industry and decided that I wanted to take on an even bigger role. As mentioned above, housing inventory for the greater Houston market is at record low levels. We will need new construction activity to pick up to help support the market and demand for homes. According to the Greater Houston Partnership, building permits increased 77.4 percent from April 2013 to April 2014. Clearly the homebuilders are aware of the need for more homes and are trying to ramp up to meet that demand. You may read all about it here.
