As the 2025 Chair of the HAR Global Advisory Group, I’m thrilled to be at the forefront of Houston’s ever-expanding global real estate market. For more than 24 years, I’ve been immersed in the city’s dynamic landscape, fostering international connections and driving growth.

Houston, once primarily known for its energy industry, has transformed into a diverse and thriving metropolis that attracts buyers and investors from around the world. The city’s robust economy, affordable housing market, and multicultural environment have made it an attractive destination for foreign nationals seeking investment opportunities and a better quality of life.

I’ve witnessed firsthand the impact of international buyers on Houston’s real estate market. From Mexico to India and beyond, foreign investors have brought fresh perspectives and significant capital to our city. This influx has not only stabilized prices but also stimulated economic growth and created new opportunities for local businesses.

While Houston continues to be a global magnet, Texans are also expanding their horizons. Countries like Mexico, France, Belize, and Greece have become popular destinations for second homes, retirement properties, and investment ventures. The allure of affordable living, stunning natural beauty, and a slower pace lifestyle are all within reach.

As we look ahead to 2025, the future of Houston’s real estate market is bright. International buyers will remain a significant force, driven by factors such as economic stability, visa policies, and global trends. Real estate agents who specialize in international transactions will be in high demand, as they possess the language skills, cultural understanding, and network connections to facilitate seamless deals.

For real estate agents in Texas, the international market presents a wealth of opportunities. By expanding their services to foreign buyers and sellers, agents can tap into a vast and lucrative market. To succeed in this global arena, agents should consider the following:

Language Skills: Promoting your language skills or learning languages like Spanish, Mandarin, or Hindi can significantly enhance your ability to connect with international clients. Update your profile in HAR and other third party sites with your language and global expertise.

Cultural Understanding: Familiarize yourself with different cultural norms, customs, and business practices to build trust and rapport with foreign clients. The Certified International Property Specialist designation (CIPS) is a perfect way to expand your cultural awareness. The designation classes will be offered twice this year in Houston. In addition to learning more about working with clients from all around the world, you will network with like-minded agents.

Global Network: Develop relationships with international real estate agents, immigration attorneys, and financial advisors to facilitate cross-border transactions. Trade missions to other countries to view real estate, learn about the real estate transaction process and to meet local agents and brokers is the single most important step to grow your real estate referral business abroad. In 2025, there are several real estate trips for agents and investors on the calendar including Panama in January, Mexico in February, and Belize in July 2025.

Marketing Reach: Utilize the HAR Global Information Exchange (GIE), social media platforms, international property portals, and targeted advertising to reach potential buyers and sellers worldwide.

Global Real Estate Training: Attend local and global education events such as HAR Global Day, HAR Global Web Series, HAR Engage as well as Texas Realtors® and NAR conferences in Houston this year.The intersection of international real estate and Houston’s dynamic market offers a promising future for both buyers and sellers. As the world becomes increasingly interconnected, the opportunities for cross-border transactions are limitless.
