Commercial Gateway is in the process of moving its online Commercial Information Exchange (CIE) on to a researched information platform operated in collaboration with Xceligent. Both the CommGate CIE and the Xceligent services will be available to Houston area brokers. The system and service offered by CommGate will be focused on the Houston market area while a more extensive service upgrade offered by Xceligent will include additional information and expanded functionality for over 50 markets across the U.S. Some CommGate customers have erroneously inferred that CommGate has “sold out” or been acquired by Xceligent. That is not the case; the Commercial Division of the Houston Association of REALTORS® is here to stay! Commercial Gateway remains a premier venue for Houston-area commercial research and for marketing your commercial property listings.
Current Commercial Gateway members have the option of remaining Commercial Gateway members or upgrading to the full Xceligent service for additional features such as proactively researched tenant information and sales comparables data (please see chart). HAR’s Commercial Gateway will continue to offer and support its local CIE service.
The next phase of the partnership agreement between Commercial Gateway and Xceligent will be implemented later this year when Xceligent officially launches its CDX Professional Platform. Xceligent and CommGate share access to a common database of researched commercial property information and will continue to share in the operation of that common, shared commercial real estate database.
With that shared dataset, CommGate staff is available to provide excellent customer service, answer your questions and provide assistance to members. The commgate.com website remains fully operational. Quarterly office and industrial market analytics will continue to be compiled and distributed, but will now be offered by Xceligent using its proprietary Advisory Board process. Xceligent’s Advisory Boards are comprised of the top leasing professionals in the market and will quarterly verify all of the changes in occupancy that occurred. CommGate member listings will still be automatically displayed on the member websites of area chambers of commerce and economic development groups. CommGate member listings are also automatically displayed on CommercialSearch.com, Xceligent’s national listing marketplace, which is endorsed by the National Association of REALTORS® and provides content to the commercial segment of Realtor.com.
However, some aspects of the partnership have changed the way we are operating behind the scenes. Although both Commercial Gateway members and staff can add and update properties and listings, Xceligent’s expanded research staff is taking over the daily updating of listings, properties, tenant rosters, and sales comparables. This ongoing communication ensures the most current, comprehensive and accurate data.
Xceligent personnel recently completed a four-month-long process of physically driving the entire Houston area to inspect, photograph, and document every commercial property identified from the tax rolls. More than 40,000 properties were physically inspected. Xceligent researchers have been busy adding and updating properties and listings for office, retail and industrial projects 5,000 square feet and larger as well as multi-unit and special-use properties and land listings.
Sale and tenant researchers are verifying confirmed sales and current tenants located within office, industrial, and retail buildings over 10,000 square feet. Xceligent currently operates in more than 50 markets and is launching its researched product service into more major U.S. markets during the next three years.
Xceligent’s CDX Professional product, when launched later this year, will deliver a comprehensive suite of fully researched properties, listings, tenants, lease and sale transactions, historical trends and demographic information as well as enhanced reporting and analytics for both the Houston area and other national markets. Commercial Gateway members have the option to either keep using the local Commercial Gateway CIE, or they can upgrade to the Xceligent CDX Professional system.
