Q: What is Commercial Gateway?
A: Commercial Gateway is a Commercial Information Exchange (CIE) that focuses on commercial properties for sale or for lease in the Greater Houston Area. Property information is submitted by Commercial Gateway’s 1,500 members, who list their properties on our website. Data also is gathered by Commercial Gateway’s research staff, which surveys and updates over 8,000 properties in the area each quarter.
Q: Can I search for properties on Commercial Gateway?
A: Yes! The general public may view some of this data for free by using the “Search Properties & Lease Space” tab on our homepage. Our members use a password to access a larger, more detailed database of Houston properties, as well as tools for preparing research reports, marketing flyers, aerial photos and specialty advertising.
Q: I have a commercial property I would like to list. Can I get it on Commercial Gateway?
A: Yes, but you must have a membership in order to list a property on our website.
Q: How do I join? What are the costs involved?
A: It’s easy to join – just complete our one-page membership application, available for download on our website. Email your application to
info@commgate.com, and we’ll begin processing it immediately.
Commercial Gateway’s membership fees work on a firm-by-firm basis. Each firm is required to have a participant (usually, but not always, the acting broker of your office); therefore, the first person from your firm will automatically join at the “participant” level. Each additional member may join at the “subscriber” rate. (Commercial Gateway charges a quarterly membership fee; there are currently no additional sign-up or cancellation fees involved.)

Q: I’m a member of HAR and/or MLS. Do I get a discount on my Commercial Gateway membership?
A: Sorry, but no. However, Commercial Gateway’s fee structure works on a firm-by-firm basis, and offers price breaks depending on the number of members your company would like to enroll.
Q: Do I have to be a member of HAR or MLS to join Commercial Gateway?
A: No, we do not require dual membership.
Q: Do I have to be a REALTOR® to join Commercial Gateway?
A: Membership in the Houston Association of REALTORS® is voluntary and not required. Any person or company can join Commercial Gateway as an “affiliate” member, but you must be licensed by the Texas Real Estate Commission if you want to advertise properties.
Q: Is Commercial Gateway a Commercial Multiple Listing Service (CMLS)?
A: No – Commercial Gateway is a Commercial Information Exchange (CIE), which means that members may voluntarily submit properties to the CIE and there is no offer to either compensate or cooperate with another agent or broker.
