Industrial Real Estate Decisions:
Understanding Logistics and Supply Chain in the 21st Century

Over the last few years, U.S. industrial and retail companies have moved their operations to Asia to offset rising operational and real estate costs. The edge between profit or loss is slim and challenging. These firms face challenges each day to transport goods from Asia to the U.S., to U.S. distribution centers and eventually to customers or store shelves. This process has made the west coast of the U.S. a popular transfer point for 40% of U.S. imports. But will it continue?

There is a new and potential paradigm shift that could rock the entire logistics and supply chain and retail process. The Panama Canal is completing a third canal, and the U.S. eastern seaboard is ready to grab that import business; or will it? East coast ports are bragging that they are going to take away as much as 35% of the west coast business. How does this affect your client and your revenues? Many leading industrial and retail companies are considering reshoring jobs that could turn the supply chain process upside down as well.

This seminar explores the four modes of logistics, new metrics that industrial and retail companies are employing that could benefit your client’s bottom line. We will review a deeper investigation on how corporate industrial and retail end-users conduct internal real estate evaluations of buildings that can make rent negotiations irrelevant.

This course will lead the industrial and retail broker/student from a foundational base of industrial uses, operational challenges, real estate selections and move into the labor and inventory costs and measurement metrics. New game intermodal changers with rail, air, trucking and shipping as a service delivery will be explored.

We will review the birth of logistical development hubs, 3PLs and 4PLs. New technological retail support within industrial buildings such as Kiva, cloud computing, bar coding, GPS, etc. are considerations. The program will share industrial/retail corporate evaluation spreadsheets, visual slide show of east and west coast infrastructure that will immediately expose the advantages and disadvantages for each geographical area. About the Instructor
Rob Nahigan is a Principal with Auburndale Realty Co. in Newton, Massachusetts and has 35 years in commercial/industrial real estate experience. He has handled approximately $5 billion of real estate totaling 41 million square feet. He is the 2009 CRE recipient of the “James Felt Creative Counseling Award” for the most outstanding achievement and ingenuity in a real estate counseling assignment in the U.S.; was awarded by Boston’s Commercial Brokers Association three times as the “Real Estate Advisory Assignment of the Year”; named “Industrial Deal of the Year”; “Distinguished Achievements in Commercial Leasing;” awarded five times by SIOR as “National Instructor of the Year”; CoreNet’s 2013 “Top Rated Faculty” and awarded the “2011 Massachusetts Real Estate Educator of the Year.” He is a Faculty member of Boston University, MAR, SIOR, CoreNet Global, and is on the coveted NAR Commercial Signature Series speaker’s list. He is a national speaker and has been researching new material and speaking nationally on Logistics and Supply Chain Brokerage for the last three years.

He holds commercial real estate accreditations of FRICS, SIOR, CRE and MCR. He has earned his BA from Lehigh University and a Masters in Urban Planning from Columbia University.
